Gregory B. Jones, Principal and Managing Director, Acquisitions and Finance. Mr. Jones and his team acquire and develop multi-family properties with a focus on affordable and C market. His team finds, underwrites and sources off-market and brokered opportunities typically with a “value add” component. Our team underwrites the deal, negotiates all contracts, and sources the entire capital stack. We process HUD HAP submissions in-house. The principals of AFG have established strong relationships with multiple HUD offices, Freddie Mac, Newmark Knight Frank, Greystone, Berkadia, Walker & Dunlop, CMBS lenders, and regional banks. The versatility of these relationships affords our investors opportunistic debt terms, increasing the probability of achieving targeted cash yields. Our team shares a sound expertise in Project-Based Section 8, LIHTC, and “NOAH” properties. Since 2015, Mr. Jones has closed over $250 million of multi-family real estate, achieving or exceeding targeted returns on every disposition to date.
Mr. Jones graduated from Emory University and received a Juris Doctor from the University of Louisville School of Law.
ANTHONY P. GUARRACI
Anthony P. Guarraci, Principal and Managing Director, Asset and Construction Management. Mr. Guarraci has over 20 years of investment experience in financial markets and currently oversees a portfolio valued in excess of $225 million, consisting of PBS8, LIHTC, and NOAH multi-family properties. In his capacity as Asset Manager, Anthony and his team conduct diligent oversight and employ forward – thinking strategies to ensure that every asset is maximizing value and investment returns while mitigating liability and risk. Mr. Guarraci also oversees the Construction Management Team at Atlanta Financial Group which provides a comprehensive set of construction related services to property management companies and owners. These services are custom tailored for each asset to enhance the overall value of the property while providing safe and healthy housing for their tenants.
Mr. Guarraci is a graduate of Seton Hall University, and Seton Hall University School of Law. He also
maintains the following financial securities licenses: Series 3,7,24,30,55, 63.
CARTER SECHREST
Carter Sechrest, Senior VP, Acquisitions and Capital Markets. Mr. Sechrest heads the underwriting team at Atlanta Financial Group and contributes to all facets of the investment cycle including portfolio strategy, acquisition underwriting, investor relations, and raising and structuring capital at the portfolio and corporate levels. Prior to joining AFG in 2018, Mr. Sechrest spent the previous three years as the head underwriter for a local Atlanta family office assisting in the acquisition and development of a 65- asset portfolio totaling over $700 million in market value. Mr. Sechrest previously worked for MetLife Investment Management in asset management and reporting for a $4.2 billion commercial real estate portfolio and for Situs Companies as a CMBS underwriter.
Mr. Sechrest received his BA in Real Estate from the University of Georgia and is currently a CFA Level III candidate.
PAUL WALSH
Paul Walsh, Senior VP, Construction Management. Mr. Walsh has over 30 years of multi-state/site design and construction experience in the multi-family and hospitality sectors. He is highly skilled in the management of state and local officials, due diligence, value engineering and vendor negotiations. Using a systematic and structured approach, refined skills of scope development, and a fundamental understanding of the relationship between time, money, preparation and execution Mr. Walsh delivers predictable and reliable results that will enhance the owner’s portfolio. Straight-forward communication, ethical business practices, and personal accountability are just some of the factors that have contributed to Mr. Walsh’s continued success.
Mr. Walsh graduated from the University of Tennessee with a BA in Architecture and an AA in Engineering from Southwest Tennessee College
